•   Homes listed in winter are more likely to sell: 59.2% sell in winter vs. 53.1% sell in summer
•   Homes listed in winter sell closest to their original price: a 2.7% drop from the final price in winter vs. a 5.2% drop from the final price in summer, worth more than $7,000 on a $300,000 home

The Santa Fe area followed the trends of the rest of the country.  There was less competition in the winter as the least amount of listings were added.  Compared with the median, there was 21.6% less number of listings in the winter. Santa Fe winter sales saw the most percent sold and also got closest to their original list price.  Spring sales happened a bit quicker than winter, but not by much.

Real Estate 2012 Buying & Selling in Santa Fe

  • The median price of condo and townhome sales jumped 29% from $229, 000 in Nov 2010 to $290,000 in Nov 2011.
  • The median price of land sales moved up 27% from $90,000 in Nov 2010 to $127,000 in Nov 2011.

So how do you interpret this? Real estate buyers for the Santa Fe area are more confident in the 2011 Santa Fe real estate market than in 2010. This is good news for all of us in Santa Fe. The supply and demand is back and a normal market is taking shape.

Air Quality Earns Santa Fe High Marks in World List

New Mexico’s capital, which regularly tops rankings for its quality of life, has something new to brag about. The first-ever World Health Organization survey on air pollution said Santa Fe’s air-quality readings are among the cleanest in the world.

Santa Fe Mayor David Coss said he’s pleased but not surprised, as the city consistently gets high rankings from the American Lung Association.

“It’s one of the things we love about living in Santa Fe,” he said.

The high-mountain desert city is used to ranking high on lists of best places for living, visiting and playing. In fact, Coss said he is traveling to New York next month to find out whether it will win Condé Nast Traveler magazine’s No. 1 ranking of places to visit.

“We were voted in the top three best cities to visit,” he said. “I am going to see if maybe we are No. 1.”

Santa Fe and the Canadian Yukon Territory’s capital Whitehorse were among the cities with the top rankings in the global survey from WHO, which measures the levels of airborne particles smaller than 10 micrometers — so-called PM10s — in almost 1,100 cities.

Whitehorse had a yearly average of just 3 micrograms of PM10s per cubic meter, while Santa Fe measured 6 micrograms.

“It’s absolutely wonderful,” said Whitehorse Mayor Bev Buckway. “A lot of people come up north and they smell the air and the say, ‘Oh wow. Amazing. The air smells so good,’ ” she said. “And we tend to take it for granted because we just have that all the time.”

Washington, D.C., had a level of 18 micrograms, Tokyo measured 23 micrograms, and Paris had 38 micrograms of PM10s per cubic meter.

Cities in Iran, India, Pakistan and the capital of Mongolia rank among the worst on the planet for air pollution.

The southwest Iranian city of Ahvaz walked away with the unfortunate distinction of having the highest measured level of airborne particles smaller than 10 micrometers. Ahvaz’s annual average of PM10s was 372 micrograms per cubic meter. Heavy industry and low-quality vehicle fuel are the main causes of air pollution in that desert city of 1.3 million people.

Market Conditions for Santa Fe, New Mexico September 2011

By the end of August, available inventory in residential properties in Santa Fe had decreased to 1719 homes listed for sale, indicating a slight decline in properties for sale compared with July’s 1740.

Of these homes listed, 161 are either bank owned or short sales. This number of distressed properties is close to last month’s number and with 22 sold distressed properties in August, reveals that the foreclosures and short sales continue to be present in the market.

Sold properties numbered to 94. With 22 of the sold properties being distressed, this continues to be the arena where bargain hunters are investing. These distressed properties also add to the downward pressure on values for those who simply need to sell and who are not in financial straits.

These statistics show a drop in the number of distressed properties that have sold and thus warrant further watching. It is suggestive that the real estate market will not stabilize and begin to show an increase in value until all the distressed properties are sold, which could take us into next year.

Twenty percent price reductions from original asking prices are not unusual and the downward pressure on values continues. While interest rates hover near historic lows, buyers are still demonstrating hesitancy given overall economic news and the low interest rates do not seem to be having much of an effect.

Less expensive homes led the way in August with only four properties selling at $1M or above and most of those at significant discounts. The average days on market for the $1M plus home was 851, while the cumulative days on market for all the sold properties was down to about 9.5 months. This may be because the bank owned properties, priced at bargain levels, tend to sell more quickly.

The numbers of distressed or bank owned properties eased slightly with buyers taking advantage of terrific opportunities. The average sold price of a distressed property is in the low $200s.

National reports indicate that default notices now number 6.45 million. Foreclosures appear to be easing but the courts are overwhelmed and it’s estimated the a million foreclosures originally scheduled for 2011 will be pushed back to 2012.

National figures report now that 40% of all sales are of distressed properties, a bit above what our local Santa Fe market is experiencing.

The moratorium on foreclosures while lenders were checking alleged improprieties in processing came and went and the banks are once again pursuing foreclosures.

Of the 1719 Santa Fe available properties 259 have asking prices above $1M.

“The Santa Fe Real Estate Market continues on in a steady fashion. This summer, the number of sales is tracking almost the same as last summer. The most encouraging statistic for sellers is the reduction of inventory. Residential units have decreased in volume by a bit more than 15% when comparing June 2011 with June 2010. This helps, but the increasing difficulty in obtaining financing, which buyers are seeking, is definitely a negative. Lenders are very discriminating. Cash buyers continue to play a significant role. For June 2011 the number of residential sales totaled 131 with 110 new pending sales. The number of new homes listed for sale in the second quarter of 2011 stood at 839, a 24 percent decline from 2010. The total inventory of single-family homes for sale in Santa Fe County is now down 33 percent from this time in 2009. The combined city/county sales in the second quarter stood at 314 single-family homes, almost identical to last year. Other highlights from the second-quarter data out of Santa Fe:

  • The median single-family sales price in the city stood at $309,000, an increase of 7.3 percent.
  • The median city/county combined price for a single-family home stood at $365,000, up 5.8 percent.
  • The median price of a home in Eldorado stood at $308,000, a decline of 9 percent.
  • The total sales volume for all single-family homes increased to $151 million, up 7.9 percent in the quarter.

2010: 1,858 (-8 percent)

LiveWork Loft #17Housing starts rose more than expected in June to touch a six-month high and permits for future construction unexpectedly increased, a government report showed on Tuesday, likely reflecting growing demand for rental apartments.

The Commerce Department said housing starts increased 14.6 percent to a seasonally adjusted annual rate of 629,000 units, the highest level since January. But May’s starts were revised down to a 549,000 unit pace, which was previously reported as a 560,000 unit rate. Economists polled by Reuters had forecast housing starts rising to a 575,000-unit rate. Compared to June last year, residential construction was up 16.7 percent.

Despite June’s increase, housing starts are less than a third of their peak during the housing boom. “In the grand scheme of things, it’s nice to see it jump higher, but it doesn’t take us out of the range we’ve been in,” said David Mann, senior  currency strategist, Standard Chartered in New York. “So there’s still an extremely long way to go before we can be sure there’s a serious recovery underway.”

An overhang of previously owned homes on the market has left builders with little appetite to break ground on new projects and is frustrating the housing sector’s recovery two years after the end of the 2007-09 recession.

“You take the good news when you can get it, because there hasn’t been much of it. While this beat is sizable and the first since January, context is everything. We’re only at the top of recent lows. This doesn’t change our call on residential construction one bit,” said Tom Procelii, RBC Capital Markets’ U.S. economist.

But demand for rentals, as Americans shun homeownership because of plummeting home prices, is stemming further declines in the housing market. A survey on Monday showed sentiment among home builders edged up in July from a nine-month low in June, but they saw no increase in prospective buyers.

Last month, housing starts for multi-family homes soared 30.4 percent to a 176,000-unit rate, while single-family home construction — which accounts for a large portion of the market — increased 9.4 percent to a 453,000-unit pace.

New building permits rose 2.5 percent to a 624,000-unit pace last month. Economists had expected overall building permits in June to edge down to a 600,000-unit pace.
