Santa Fe Real Estate Market in The Desireable Aldea Community

Santa Fe New Mexico residential real estate is showing signs of renewal, just in time for spring, full of hope and optimism about new growth. There is a reduction in real estate inventory at this time, compared to typical listings every spring. The absorption rate shows a shorter number of months for all inventory to be absorbed based on a current rate of sales. With lower inventory, the same rate of sales will take care of that inventory in less time. A higher rate of sales is yet to be seen, but there is at least improvement of the number of sales per month in this new year. January is usually a slower sales month.

There are many opinions on why the inventory of sales listing is low. Many sellers have perhaps given up trying to sell in the last few years and have decided not to sell at this time. Some homeowners are choosing to do minor remodels and wait out the real estate market trends, until their home value grows again. Many owners have chosen to lease their properties to tenants.

The real estate market usually has increases in inventory in the first 6 months of the year and most likely it will again in 2012. What is unknown, is how much inventory might come back on the market and whether buyers will decide to start buying while interest rates are at their lowest. With sales still somewhat consistently sluggish, it is unknown whether the real estate market in Santa Fe will turn around.

In Aldea de Santa Fe, however, the home sales are moving at a swifter pace. Recently a home sold for $505,000, which is encouraging in this very desirable neighborhood. One block away, a home has recently listed at $539,000, or $269. price per square foot for a 3 bedroom residential home.

Living in Aldea has so many more benefits: quality of lifestyle, the variety of cultures, the sophistication of the community and the ever-changing views. Life in Aldea, just 8 minutes form the Santa Fe downtown plaza, is an amazing mixed use new urbanist community that offers a quality of life you won’t find anywhere else.

Thinking of Selling or Buying? Winter Time Has The Best Results!

It’s officially winter and the holiday season has come & gone.  Now what?

For those who have been pondering the idea of selling or buying, winter – believe it or not – is actually the best time to sell & buy a house, condo, or Live/Work Loft. This is very contrary to what popular opinion holds, but online real estate brokerage Redfin dug into the data of home sales from November of 2009 to November of 2010 with stats to show why.

They analyzed sales over the four seasons and compared the number of listings, median days to sale, the percentage sold within a year of being listed, and the median sale to original list price ratio.  In all four areas, winter sales outperformed all the other seasons, with the exception of days on the market, where spring sales were the speediest.
•   Homes listed in winter sell faster: 46 days in winter vs. 55 days in summer
•   Homes listed in winter are more likely to sell: 59.2% sell in winter vs. 53.1% sell in summer
•   Homes listed in winter sell closest to their original price: a 2.7% drop from the final price in winter vs. a 5.2% drop from the final price in summer, worth more than $7,000 on a $300,000 home

The Santa Fe area followed the trends of the rest of the country.  There was less competition in the winter as the least amount of listings were added.  Compared with the median, there was 21.6% less number of listings in the winter. Santa Fe winter sales saw the most percent sold and also got closest to their original list price.  Spring sales happened a bit quicker than winter, but not by much.

It’s time to buy in Aldea de Santa Fe! Mortgage rates are at its lowest in years.

Real Estate 2012 Buying & Selling in Santa Fe

So the New Year has gotten off to a busy start; the holiday decorations have been put away, bookkeeping for the previous year is almost complete & the plans for blogging have slipped by all too fast!

The good news is that the economy is improving, really. The long-awaited housing recovery is just beginning to blossom. There was a 5% increase in home sales in December & an annual 1.7% increase in 2011, according to the National Association of Realtors, which indicates consumers are gaining confidence nationally.

Here are some local Santa Fe statistics:

  • The total home sales volume increase 12% from $38.1 million in Nov 2010 to $42.8 million in Nov 2011.
  • The median price of homes in the city and Santa Fe County jumped 8% from $338,094 in Nov 2010 to $365,000 in Nov 2011.
  • The median price of condo and townhome sales jumped 29% from $229, 000 in Nov 2010 to $290,000 in Nov 2011.
  • The median price of land sales moved up 27% from $90,000 in Nov 2010 to $127,000 in Nov 2011.

So how do you interpret this? Real estate buyers for the Santa Fe area are more confident in the 2011 Santa Fe real estate market than in 2010. This is good news for all of us in Santa Fe. The supply and demand is back and a normal market is taking shape.

According to CNN Money, here are the Home Price stats for Santa Fe, New Mexico: Santa Fe, NM Metropolitan Statistical Area

Forecast change: second quarter, 2011 through second quarter, 2012 +1.6%
Forecast change: second quarter, 2012 through second quarter, 2013 +13.8%

“Mortgages are cheap. If you’re buying a house, condo, (or live/work Loft) or apartment to live in and pay for over time, and can afford the payments, then it’s a terrific time to buy.”

In 2012, it is likely that banks will slowly begin to open those dusty wallets. That means that homes have never been more affordable. Buyers who have been on the fence about purchasing might look at 2012 as the right time to buy.

If you are curious about Live/Work living, now is the time to tour the Aldea Lofts in Santa Fe. Live/Work Loft living means never having to commute to work, at the same time having separate space to work with an easy walk down the stairs to the commercial plaza level from a penthouse living area above.

Air Quality Earns Santa Fe High Marks in World List

From The Associated Press
Posted: Monday, September 26, 2011 -

New Mexico’s capital, which regularly tops rankings for its quality of life, has something new to brag about. The first-ever World Health Organization survey on air pollution said Santa Fe’s air-quality readings are among the cleanest in the world.

Santa Fe Mayor David Coss said he’s pleased but not surprised, as the city consistently gets high rankings from the American Lung Association.

“It’s one of the things we love about living in Santa Fe,” he said.

The high-mountain desert city is used to ranking high on lists of best places for living, visiting and playing. In fact, Coss said he is traveling to New York next month to find out whether it will win Condé Nast Traveler magazine’s No. 1 ranking of places to visit.

“We were voted in the top three best cities to visit,” he said. “I am going to see if maybe we are No. 1.”

Santa Fe and the Canadian Yukon Territory’s capital Whitehorse were among the cities with the top rankings in the global survey from WHO, which measures the levels of airborne particles smaller than 10 micrometers — so-called PM10s — in almost 1,100 cities.

Whitehorse had a yearly average of just 3 micrograms of PM10s per cubic meter, while Santa Fe measured 6 micrograms.

“It’s absolutely wonderful,” said Whitehorse Mayor Bev Buckway. “A lot of people come up north and they smell the air and the say, ‘Oh wow. Amazing. The air smells so good,’ ” she said. “And we tend to take it for granted because we just have that all the time.”

Washington, D.C., had a level of 18 micrograms, Tokyo measured 23 micrograms, and Paris had 38 micrograms of PM10s per cubic meter.

Cities in Iran, India, Pakistan and the capital of Mongolia rank among the worst on the planet for air pollution.

The southwest Iranian city of Ahvaz walked away with the unfortunate distinction of having the highest measured level of airborne particles smaller than 10 micrometers. Ahvaz’s annual average of PM10s was 372 micrograms per cubic meter. Heavy industry and low-quality vehicle fuel are the main causes of air pollution in that desert city of 1.3 million people.

Aldea de Santa Fe – A New Urbanist Community

Aldea de Santa Fe is a relatively new (6 years old) planned new urbanist community close to downtown Santa Fe. Most of the homes are clustered on small, low maintenance parcels and the subdivision offers walking trails and large areas of open space. Extensive views of mountain ranges east, west and south are available from many of the homes.

Aldea has a master plan zoning for 476 dwellings units (434 approx are currently built), 185,000 square feet of retail/commercial, and two institutional sites. One hundred forty acres are allocated for building purposes, leaving approximately 60% of the overall property as open space.

Aldea was originally home to a small Indian Pueblo and later a Spanish Colonial structure. On this land, rich in tri-cultural history, fourteen local families committed 345 pristine acres of land to a vision of a traditional, pedestrian-friendly village with a central plaza. The Duany Plater-Zyberk design, based on the ancient model of historic Northern New Mexico plaza towns and villages, incorporates mixed-use zoning to create a rich community with a pedestrian-friendly atmosphere. World renowned designer and planner Andres Duany utilized neo-traditional planning concepts to create Aldea de Santa Fe. His design integrates individual neighborhoods with picturesque parks and large open space preserves connected by trails and walkways. The village features a variety of distinct housing types. As Aldea Plaza grows, it will provide convenient commercial and retail services.

Santa Fe, New Mexico has always been known for its natural beauty, multicultural character, and world-renowned art scene. Over the years, the natural beauty has remained intact: both the Jemez and Sangre de Cristo mountains offer opportunities to experience this beauty. The Valles Caldera offers a unique area to visit. Whether you enjoy the mountains through hiking, biking, or skiing, you will find a variety of experiences for everyone to enjoy. Santa Fe has a rich cultural history with both Spanish and Native American influences. There are eight northern pueblos to visit whether shopping for Native American crafts or to absorb the history. Santa Fe is also home to several Art Markets in the summer, including the Indian Market in August, The International Folk Art Market, and the Spanish Market. Santa Fe is also a premier destination for those seeking a second home or for those ready for retirement. Abundant volunteer organizations and non-profits make it easy for a newcomer to make many friends and acquaintances. A drive up Canyon Road reveals just some of the Art Galleries in Santa Fe, now the second largest art market in the United States. Santa Fe offers a relaxed atmosphere and opportunities to engage in a variety of activities. There is something for every lifestyle.

The Aldea Lofts are located in the center of all activities and an 8 minute drive to the downtown plaza. Come help co-create a vibrant community by buying a live work loft and locating your business on Aldea Plaza. The most desired business requested by the homeowners is a small quality grocery market & restaurant/café.

Market Conditions for Santa Fe, New Mexico September 2011

By the end of August, available inventory in residential properties in Santa Fe had decreased to 1719 homes listed for sale, indicating a slight decline in properties for sale compared with July’s 1740.

Of these homes listed, 161 are either bank owned or short sales. This number of distressed properties is close to last month’s number and with 22 sold distressed properties in August, reveals that the foreclosures and short sales continue to be present in the market.

Sold properties numbered to 94. With 22 of the sold properties being distressed, this continues to be the arena where bargain hunters are investing. These distressed properties also add to the downward pressure on values for those who simply need to sell and who are not in financial straits.

These statistics show a drop in the number of distressed properties that have sold and thus warrant further watching. It is suggestive that the real estate market will not stabilize and begin to show an increase in value until all the distressed properties are sold, which could take us into next year.

Twenty percent price reductions from original asking prices are not unusual and the downward pressure on values continues. While interest rates hover near historic lows, buyers are still demonstrating hesitancy given overall economic news and the low interest rates do not seem to be having much of an effect.

Less expensive homes led the way in August with only four properties selling at $1M or above and most of those at significant discounts. The average days on market for the $1M plus home was 851, while the cumulative days on market for all the sold properties was down to about 9.5 months. This may be because the bank owned properties, priced at bargain levels, tend to sell more quickly.

The numbers of distressed or bank owned properties eased slightly with buyers taking advantage of terrific opportunities. The average sold price of a distressed property is in the low $200s.

National reports indicate that default notices now number 6.45 million. Foreclosures appear to be easing but the courts are overwhelmed and it’s estimated the a million foreclosures originally scheduled for 2011 will be pushed back to 2012.

National figures report now that 40% of all sales are of distressed properties, a bit above what our local Santa Fe market is experiencing.

The moratorium on foreclosures while lenders were checking alleged improprieties in processing came and went and the banks are once again pursuing foreclosures.

Of the 1719 Santa Fe available properties 259 have asking prices above $1M.
